SUBJECT: "POP-TOP LAW" in R-0, R-1 AND R-2 PROPERTIES
Are you aware that there is a Public Hearing scheduled June 7, 1993 at Denver City
Council which will take away some of your current rights as a property owner? This
change is being done in the claim that it will enhance the neighborhood, give you
more sunlight, lower the height of the house to the south of your home. It will do these
things, bui it will also, do it to 2QU and YOUR property rights, AND WITHOUT YOUR
NOTIFICATION AND INPUT! You bought your home with the current existing zoning
rights, and YQU SHOULD RETAIN THOSE RIGHTS. No person should have the right to
DOWNZONE your property without:
1 ♦ FIRST proper notification which has not been done. Have you
heard of this bill previously?
2* SECOND Pr°Per compensation for loss of value.
3 THIRD but not 'east' no P^on who is unhappy with what
* has occurred next to their property should have
the right to change your property's zoning
without your input and the posting of a sign on
YOUR property.
A great example is the Cherry Creek North Area (Colorado Blvd. to University Blvd., 6th Ave. to 1st Ave.) where all
the zoning is R-2. About 15 to 25% of the area has already been developed. Some of the homes I like, and some
I don't. This does not give me the right to take away other people's rights because I would like to preserve the
STATUS QUO. If I want my home protected, and the neighbor's, then my block should attempt to change the
zoning in Our block, AND OUR BLOCK ONLY! Additionally, I want the same rights as the 15 to 25% who have
already built, to develop my property. Only 15 years ago property was selling for $30,000 to $45,000 and that
same property is now selling for $125,000. Toa good to be true - RIGHT? People moving back into the City,
values going up (instead of down), people wanting to expand their homes. Now a few people want this to stop,
and the rest of us will pay the price.
I ask you to protect your property rights, the value of your assets, and to keep BIG BROTHER government
out!

2. Call your District Councilperson. Council #575-3018*
3. Call the two At-Large Councilpersons. Council #575-3019.
4. Show up at the Public Hearing June 7,1993, 6:30 P.M., City S> County Bldg., 4th floor, 1445
Cleveland,and register to protest, and ask that council bill #363, the Pop-top law, be voted DOWN.
5. Talk to your neighbors about this information.
6. Pass out this Notice (or one of yours) in other areas of the City.
